Yard Relevelling

A relevel is the job most people have had done badly once already. Ours is a full prep — coring, dethatching, scalping, feed, gypsum and sand — because that is what makes it stay flat.

  • The low spots filled and the high spots taken off
  • The ground underneath opened up first, so the sand bonds
  • A lawn you can mow evenly and walk across without watching your feet

Why the cheap version comes back

The cheap version of this job is a load of sand tipped on and raked out. It looks level for about a month. Then the low spots come back, because the compacted soil underneath was never opened up and the thatch layer was never removed — so the sand had nothing to bond to.

That is why the dethatching and the coring happen before any sand goes down. They are the two steps that cost us the most time and the two nobody ever sees. They are also the reason our relevels stay flat.

The order of works

Scalp, then dethatch, then core, then feed, then sand, then level. In that order, every time.

Sand goes under the leaf, never over the top of it. You have to be able to see grass tips poking through everywhere before we stop levelling. That is the rule the whole job is built on.

What it looks like afterwards

It looks its worst around day three. That is normal and it is the part nobody warns you about. Give it about two weeks and it'll be looking good, and it keeps thickening to about six weeks. A deep spot can take twelve weeks or more.

Leave the first mow as long as you can stand — at least fourteen days. Wheel ruts in soft fresh sand undo the levelling you just paid for.

Buffalo and couch

We relevel both. Buffalo gets thinner sand, a gentler dethatch and a light scalp.

We will not relevel a thin buffalo lawn. There is no underground reserve for it to come back from, and burying the crowns can kill it. If that's your lawn we'll tell you on site and talk about turf instead.
